Want to own a home, but the bank said no?
I help people buy a home without a bank. I buy the house, then I finance it to you myself. You make one payment a month, often not far from what you pay in rent now, and you own the home from the day you sign.
Banks turn down a lot of people who can carry a payment just fine. You work for yourself and the write-offs make your income look small on paper. Your credit took a hit a few years back. No credit history in this country yet. I look at different things than a bank does.
How this goes
Tell me what you have saved and what payment actually fits. The down payment usually runs about 10% of the price, so on a $200,000 home that’s around $20,000. The payment has to fit without stretching, and I’ll want to see twelve months of rent paid on time. That last one tells me more than a credit score.
From there I look at what’s gettable where you want to live. Sometimes it’s a house nearby. Once in a while it’s the house you’re renting now, if the owner is open to it.
